Here at Puff & Cockerill LLC we recognize this and therefore are making available for sale certain form and form packages for purchase. Other than the Miranda card, these forms and packages are only for use in New Jersey, as they are only rated for compliance with New Jersey law. This divorce kit is for people who are looking for an inexpensive divorce and who have been separated for at least 18 months. Generally, these forms are encouraged when there are no assets. Our divorce kit comes with an instruction page, a sample completed set of documents, a rough sheet of documents, and the final draft blank forms (all in different colored pages for ease of use). If you would like to buy this divorce kit, please call us and we will get it to you as quickly as possible. Should you experience difficulty filling out the forms, you can call our office for the questions you might have. The first telephone call (which may not exceed ten (10) minutes) will be given to you as a courtesy. Any time after the initial ten (10) minutes is billable at $35 for any fifteen (15) minute session. Many office supply and stationery stores have started to sell Divorce Kits. We have looked at these kits and have found them to be deficient, in that they try to be usable in all 50 states and, as a result, are not fully effective in any. By their own admission they do not contain state-specific forms that are necessary for you to handle your divorce properly. We guarantee that all the forms that you will need are in our kit, and that if there is a form that you need to address the divorce issues covered in the kit, we will provide it to you at no further expense. If there are assets and/or children, it makes more sense to hire a lawyer, but you are free to proceed with the divorce kit even if you have children and/or assets, if you want to accept the risk of proceeding without a lawyer. Your rights may be seriously harmed if you choose to proceed without a lawyer.
We offer both bargain and sale deeds (the deed routinely used in real estate transactions) and simple quitclaim deeds (when transferring property where you do not want to give any promises as to the validity of the title). Whether you are representing yourself in the sale of your home, or you simply wish to add or delete a name from a deed, one of these deeds, prepared in blank, will help you. We strongly recommend, however, the services of an attorney in any real estate transaction, and your use of this form would constitute your accepting the risk of proceeding without one. Should you wish to purchase a deed prepared by our office for your specific transaction, the fee would be $95.00 for a single ordinary deed preparation (prices vary depending on issues involved).
As you can see from our Landlord's Rights page, being a landlord is a job that should not be undertaken lightly. New Jersey law in this area is very pro-tenant, and so it is very important that you protect your rights from the very beginning of the landlord-tenant relationship. This means having the right lease. We are therefore making available this lease, in blank, to help in this regard. Should the tenant subsequently breach this lease in some manner, please feel free to contact us for a consultation.
One transaction that individuals often deal with is the sale of their car in an effort to get more money towards a new one than they would if they just traded it in. This Bill of Sale will help you to make sure there are no misunderstandings about the terms of the sale, especially where you are selling the vehicle "as is." Should you wish us to provide a Bill of Sale filled out for your transaction, the fee is $35.
Your rights under the Fifth Amendment to the Constitution and "Miranda" are extremely important, and should be protected at all cost. Should you be arrested by the police, having this card with you in your wallet will assist you in making sure your rights are not violated. We do recommend, however, that should you be arrested and given Miranda warnings, that you contact us as soon as possible for a free consultation to discuss the further protection of your rights. A set of ten cards are provided for $10.
It has been our experience that people often lend others money without properly protecting themselves legally. They often do not reduce the loan terms to writing and, even when they do, do not include the necessary language to make clear the fact that it is a loan (rather than a gift) and the payment terms. For that reason, we are making available for purchase a promissory note form that will properly protect your rights. Blank, it is $10, but filled in and customized to your loan agreement, it will cost $50 (single loan only).
The purchase or sale of a home is probably the most important transaction you will ever make. It is the single most important document in the residential real estate transaction. In our experience, more problems arise from a poorly drafted agreement of sale than for any other reason. We strongly recommend that you have an attorney represents you when you take this important step in your life. However, if you want to "go it alone," at least be forewarned. We have blank agreements of sale, that you would fill in, for $25. If you want us to fill it in, the fee is $125. Should you want additional terms that are not in the form, contact us to discuss a price.
Even if what you're selling is not an automobile, it is still important to record the terms of the sale agreement properly. For that reason, we provide a general bill of sale for personal property. Blank, it is $10, filled in, with no more than 10 items per document, the fee is $35 for a standard simple Bill of Sale.
